One of Redland’s latest projects is bringing a refreshing transformation to the Deer Creek Ken-Caryl neighborhood.
In July, the Jefferson County Board of County Commissioners gave their unanimous approval for the Deer Creek Ken-Caryl Official Development Plan. This development plan, which is centered on the Deer Creek Business Park, will rezone existing industrial and open space uses in order to allow the project owner, Cardel Homes, to construct new residences.
The current trend of introducing residential developments within established business parks is not a new concept; mingling additional residents into the neighborhood is an effective means of supporting the existing commercial and industrial uses as well as bringing activity and vitality to the business park, which would otherwise go dormant after business hours.
Located along the Deer Creek Golf Course, just north of C-470, the Deer Creek Ken-Caryl plan will allow for the creation of two neighborhoods of 10 acres each. These neighborhoods will be made up of paired homes, 1,540 to 1,620 square feet in size, largely targeted towards empty-nesters, allowing residents to “move-down” without having to fully displace from the Ken-Caryl community.
These neighborhoods will replace areas currently occupied by golf holes 7, 8, and 9, as well as a driving range. The affected holes will be rerouted, maintaining the 18-hole course. Additionally, the entire golf course will be placed in a conservation easement in order to ensure the land remains as open space in perpetuity.
Next steps for this project include site planning and final plat processes through Jefferson County. Groundbreaking is anticipated to be mid-2018.
